"I'm sure this was the other way round"
When investing in property the unseen is always a risk, but this risk can be reduced with a building or property inspection. The cost of an inspection compared to possible hidden repair costs is less than 1% and is less than 0.001% of the purchase price.

Consultancy and Prevention
Being involved with maintenance, preventative maintenance and insurance claims for years it cannot be stressed enough how important it is for preventative measures, and when repairs are due. The correct preparation, product usage and methods at the correct interval goes along way. When repair work is carried out by contractors, ensure all work, materials and methods are specified. Once a dispute starts, if it is not on paper things normally goes South. This is no guarantee but at least some piece of mind.
It is our promise as a client new or old, at ComSpec Inspect you are entitled to a value for money service, to supply reports above industry standard, furthermore we will strive to render this service at a cost at a reasonable cost. We will better any written quote. Our reports are based on fact, at times unseen issues are reported on, during these type of analysis the best probable description based on our findings are either tested results from inspection equipment, years of practical experience serving in this industry, as well as the other factors pointing to or away from the stated fact.
Inspection Terms and Conditions
All terms and conditions as per industry standards apply. The reports are continuously developed to keep up with international trend applicable on the South African Building Industry. ComSpec does not use a “tick sheet inspection method” therefore, no two reports are the same. The home inspection is a limited, non-invasive examination of the condition of a home, at the time of inspection. It has no relation or claim and the client understands that the inspection and inspection report do not, in any way constitute a/an: (1) guarantee, (2) warranty of merchantability or fitness for a particular purpose, (3) express or implied warranty, or (4) insurance policy. Additionally, neither the Inspection nor Inspection Report are substitutes for any real estate transfer disclosures which may be required by law.
